Mineola is an incorporated village with its own Building Department at 155 Washington Avenue. The Village sits in both the Town of North Hempstead and the Town of Hempstead, but every property inside the Village goes through Mineola's Building Department, not the town. The department works alongside the Village's Zoning Board, Planning Board and Architectural Review Board, which all meet regularly.
The Village says homeowners need permits and code inspections for plumbing, electrical, and any construction or renovation inside or outside the home, including decks, fences and pools. Businesses that are opening or renovating a building or storefront must share their business plans (especially if food will be handled on site) and need permits for signs and any other renovations. The Village also has separate electrical, plumbing and demolition applications.
An unpermitted deck, fence, pool or basement in Mineola can hold up a sale or refinance until the Village inspects it and signs it off. For commercial spaces, opening without the right building and sign approvals can delay the business itself. Getting the paperwork complete before the first submission is the easiest way to avoid a returned application.
