Open Permit Close-Outs in Nassau County — Free Consultation & Quote

Call or Text 516-399-0139

An Open Permit Can Stall Your Sale

You've accepted an offer, and then the buyer's attorney runs a search and finds an open permit. Maybe it's a deck from the 1990s, a pool, a boiler, or an addition the previous owner never finished signing off. Now the closing is waiting on the town.

Closing out open and expired permits is one of the most common jobs we do. We've closed permits that were opened decades ago, including one from 1957, and jobs with several open permits on the same house. We handle close-outs across the Towns of Hempstead, North Hempstead and Oyster Bay, the Cities of Glen Cove and Long Beach, and the villages.

Why Permits Never Get Closed

A permit stays open when the work was never given a final inspection or sign-off. The contractor moved on, the owner forgot, a final inspection was never scheduled, or paperwork like an electrical certificate never got filed. Years later, it's still on the town's record.

What's Involved

Records review. We pull your property's permit history and certificate of occupancy to see exactly what's open.

A current survey. Towns usually want one. We order it for you and don't mark it up. Surveys typically run $650–850 for lots under 10,000 sq ft; larger or irregular lots vary.

Drawings of what was built, when the town asks for them.

Sign-offs and inspections. Electrical and plumbing sign-offs where needed, plus the town's inspections. Some close-outs involve a whole-house inspection.

"Why do I need a survey or an architect just to close a permit?" We hear this a lot. Towns usually require a current survey and drawings that show what was built. We coordinate all of it for you.

How We Close It Out

1. Free consultation. Call or text 516-399-0139, or send your name and phone number, then the property address and your closing date if you have one.

2. We find what's open. We review the records and tell you what the town needs.

3. Survey, plans and filing. We line up anything missing and file with the town.

4. Inspections. We schedule inspections and follow up.

5. Closed. The permit is signed off, and you get a clean record.

Timing: simple close-outs typically take 2–4 weeks; more complicated or multiple-permit jobs typically take 4–8 weeks. It varies by town and scope and is never guaranteed, so call us as early as you can.

Finish the job, close the permit: inspections, sign-offs and open-permit close-outs. 516-399-0139

Open Permit Questions

Can you close a permit that's decades old?

Yes. Very old permits are a regular part of our work.

I have several open permits. Can you handle them together?

Yes. Many of our jobs involve multiple open permits on one property.

Do I need to close permits before I list my house?

It's smart to check before you list. Open permits often turn up on the buyer's title search and can delay closing.

What if the work was never permitted at all?

That's a legalization. We handle those too, including decks, fences, sheds, pools, basements and garages.

How much does it cost?

Every job is different. The consultation and quote are free.
