Garages come up in our work all the time. Homeowners want to build a new detached garage, convert an existing garage into living or office space, add a dormer or a room above the garage, or legalize a conversion that a previous owner did without a permit.
We handle garage permits for homes across the Towns of Hempstead, North Hempstead and Oyster Bay, the Cities of Glen Cove and Long Beach, and the villages.
New garages: for example, two-car and three-car detached garages.
Garage conversions: turning garage space into a room, office or other use.
Dormers and rooms over garages.
Legalizing an existing conversion that was done without a permit.
Certificates of Occupancy / Completion for garage work, taking the job through final inspections.
Garage violations: we review the notice and handle the permits, plans and inspections needed to cure it.
A current survey. Exterior work typically needs a survey plus a site plan. We order the survey for you and don't mark it up. Surveys typically run $650–850 for lots under 10,000 sq ft; larger or irregular lots vary.
Permit-ready drawings. We line up the plans and drawings the town needs for the garage or the conversion.
Sign-offs. Electrical and plumbing sign-offs where the job calls for them.
Zoning: whether a conversion or a new garage is allowed depends on your town's zoning. If your project needs a variance or a zoning hearing, we'll flag it early and can refer you to a zoning/land-use attorney.

Unpermitted garage conversions and rooms over garages are among the violations we see most often. They also tend to surface during a sale, when a buyer's attorney runs a search. Getting the permit and a final sign-off up front keeps your record clean and avoids problems later.

Timing: garage conversions and new garages are usually more complicated jobs, typically 4–8 weeks. Timing varies by town and scope and is never guaranteed.

Do I need a permit to convert my garage?
Usually, yes. A conversion changes how the space is used, and your town will want to review it. We confirm what applies to your property.
The previous owner converted the garage. Can it be legalized?
Often. We pull the records, line up drawings of what was built and file to legalize it. If it needs a variance, we'll tell you early.
Can you help with a room or dormer over my garage?
Yes. Dormers and rooms over garages are part of our garage and addition work.
How much does it cost?
