Building a Deck? Or Found Out Yours Was Never Permitted?

Decks are one of the most common jobs we handle. Some homeowners are planning a brand-new deck and want the permit done right the first time. Others find out their existing deck was never permitted when a buyer's attorney runs a search, or when a violation notice shows up. Either way, we handle the town side for you.

We file deck permits across all of Nassau County: the Towns of Hempstead, North Hempstead and Oyster Bay, the Cities of Glen Cove and Long Beach, and the villages. Each one has its own building department and its own way of doing things, so we start by confirming exactly who has jurisdiction over your address.

What Your Town Will Usually Ask For

Exterior work like a deck typically needs two things up front:

• A current survey. If you don't have one, we order it for you and don't mark it up. Surveys typically run $650–850 for lots under 10,000 sq ft; larger or irregular lots vary.

• A site plan and deck drawings. We line up permit-ready drawings that show what you want to build, or what's already there.

Depending on the job, the town may also want electrical sign-off (for example, a deck roof with lights). We'll tell you what applies in your free consultation.

Questions about height, setbacks, older decks or low decks come up a lot, and the rules vary by town and village. We don't guess. We check your town's requirements for your property before anything is drawn or filed.

Deck Jobs We Handle

• New decks: drawings, survey and site plan, filing, comments and inspections.

• Legalizing an existing deck: decks built without a permit, including ones that came with the house.

• Deck roofs and covered decks: including ones with lighting.

• Closing out open deck permits: permits that were pulled but never finished or signed off.

• Deck violations: if the town cited your deck, we review the notice and handle the permits, plans and inspections needed to cure it.

How We Get Your Deck Permit Done

1. Free consultation. Call or text 516-399-0139, or send your name and phone number, then the property address and what you want to build or fix.

2. Records and survey. We check what's on file for your property and order a survey if you need one.

3. Drawings and filing. We line up permit-ready drawings and file with your town, city or village.

4. Comments. If the reviewer sends comments, we answer them and resubmit.

5. Inspections and close-out. We schedule inspections and follow up until the permit is signed off.

Timing: simple jobs like decks typically take 2–4 weeks; more complicated or mixed jobs typically take 4–8 weeks. It varies by town and scope and is never guaranteed.

Deck Permit Questions

In most cases, yes. Every town, city and village sets its own rules, so we confirm what applies to your property before you build.

Often, yes. We pull your records, order a survey if needed, get drawings of the existing deck and file to legalize it. If it doesn't meet the rules and needs a variance, we'll flag it early and can refer you to a zoning/land-use attorney.

Yes. Closing out open permits before a sale is one of our most common jobs.

Decks are usually simple jobs, typically 2–4 weeks. Timing varies by town and scope and is never guaranteed.

We're permit expediters, not builders. We handle the permits, drawings and town process; you or your contractor does the construction.
