Signing a lease is the easy part. Before you can open, the town, city or village usually needs to approve how the space will be used. When a space changes from one kind of business to another, such as office to retail, or retail to a fitness studio, that's typically a change of use, and it comes with its own review.
We handle commercial permits for business owners, landlords and tenants across the Towns of Hempstead, North Hempstead and Oyster Bay, the Cities of Glen Cove and Long Beach, and the villages.

Before you commit to a build-out, it pays to know whether the new use fits the property's zoning. We review the records first. If the use isn't allowed as-of-right and needs a variance or a zoning hearing, we'll flag it early and can refer you to a zoning/land-use attorney before you sink money into a build-out.

It happens more than you'd think: a new tenant or owner takes over a space and finds open violations from the previous occupant. We review what was cited, line up the plans and permits needed to cure it, and handle the filing and inspections. Violation jobs typically take 4–8 weeks, and timing is never guaranteed.

2. Records and zoning check. We review the property's records and flag any zoning issues early.
3. Survey and plans. We order a survey if needed (no markup) and line up permit-ready plans.
4. Filing and comments. We file, answer plan-review and zoning comments and resubmit.
5. Inspections and close-out. We schedule inspections through to the Certificate of Occupancy or Completion.
Timing: commercial and change-of-use jobs are usually more complicated, typically 4–8 weeks. It varies by municipality and scope and is never guaranteed.

Can you help with a sign permit?
Yes. We file sign permits for businesses and close out old ones.
The last tenant left violations. Are they my problem?
They often need to be cured before you can move forward. We'll review the notice and explain what's needed.
Do you work outside Nassau County?
No. We serve Nassau County only, not Suffolk County or New York City.
