Floral Park is an incorporated village with its own Department of Buildings at One Pool & Garage Road. Part of the village is in the Town of Hempstead and part is in the Town of North Hempstead, but permits for any property inside the Village go through Floral Park itself. The Village says to call the Building Department before you make any changes to your property, and that's good advice.

Floral Park has separate applications for building work, mechanical/electrical (A/C, heat pumps, solar, EV chargers, generators), fences and railings, residential site work (driveways, walkways, patios, rear-yard artificial turf, retaining walls, stoops), roofs, pools and spas, plumbing/gas/oil, sewer, demolition and signs. The Village also publishes Guidelines for Finished Basements, a homeowner-as-contractor waiver, and a vacant building registration.

• Hybrid filing. The application, forms and fee go to the Building Department in person. Construction plans, project manuals and energy calculations are emailed as PDFs, with an indexed cover sheet. Re-submittals must follow the same format and include an item-by-item response to the plan examiner's comments.
• Village-licensed trades. Electrical and plumbing work must be done by a Floral Park licensed plumber or electrician, and an electrical inspection certificate is needed after electrical work.
• Accessory structure rule of thumb. The Village's guide says accessory structures generally belong in the rear yard, 1 ft from the property line and 8 ft from the house unless the department approves otherwise.
• Boards. Some exterior work needs Architectural Review Board approval first. Variances go to the Board of Zoning Appeals.

The Village notes that permits and inspections make home equity loans, mortgages and resale go smoothly. The reverse is also true: an unpermitted finished basement, A/C condenser or patio can stall a sale until it's legalized. Floral Park's fee schedule and application forms were revised in mid-2026, so older paperwork may need to be refiled on current forms.

• Typical timing: about 2–4 weeks for simple jobs (sheds, fences, decks, pools) and 4–8 weeks for more complex jobs. It varies by municipality and scope, and it's never guaranteed.
• Zoning variances: if the work needs one, we refer you to a zoning/land-use attorney and keep the permit side moving.
